At the start of a tenancy, landlords usually collect a security deposit to cover potential damages or unpaid rent. However, disagreements often arise at the end of the lease term. Landlords may wrongfully withhold the deposit, while tenants may dispute claims of damage or arrears.
The law requires landlords to return the security deposit within a reasonable time, after making legitimate deductions supported by evidence. Tenants have the right to demand a detailed statement of deductions. If disputes persist, either party can seek redress through the civil courts.
Having a written record of the property’s condition at the time of moving in and moving out can help avoid such conflicts. Advocates with experience in property and tenancy matters regularly assist clients in Ludhiana district courts to resolve deposit-related disputes efficiently.
