Jamabandi, Girdawari & Fard: Understanding Punjab’s Land Records

Every landowner in Punjab should know about these basic land records maintained by the revenue department. They form the backbone of property rights and transactions.

1. Jamabandi:

Jamabandi is the Record of Rights (RoR) of land. It contains ownership, cultivation, and revenue details for 4 years. Issued by Patwari and certified by Tehsildar.

Contains:

  • Name of owner and cultivator

  • Khasra/Khewat numbers

  • Land type and irrigation status

  • Revenue rates

2. Girdawari:

Girdawari is a seasonal crop inspection report prepared twice a year. It records what crop is grown, and by whom.

Importance:

  • Proof of possession

  • Decides crop compensation in calamities

  • Used in tenancy or lease disputes

3. Fard (Copy of Land Record):

Fard is a certified extract from Jamabandi or mutation register. Required during sale, loan, or court cases.

Types of Fard:

  • Fard Jamabandi

  • Fard Girdawari

  • Fard Mutation
